Poddar Housing's annual revenue more than doubled to ₹58.16 crore in FY24. However, the company reported a net loss of ₹44.55 crore, highlighting ongoing profitability challenges.

Poddar Housing and Development closed its fiscal year with a powerful surge in sales, though deep-rooted financial challenges kept profitability out of reach. For the full year FY24, the affordable housing developer's revenue more than doubled, but it still reported a significant net loss, underscoring the pressure from a heavy debt load and high interest costs.

The numbers tell a story of two diverging trends. Annual revenue for FY24 stood at ₹58.16 crore, a robust 111% increase from ₹27.55 crore in FY23. The fourth quarter alone saw revenue of ₹57.75 crore, a massive 411% jump from the ₹11.31 crore reported in the same quarter last year. However, profit performance moved in the opposite direction. The company posted an annual net loss of ₹44.55 crore, which, while 22% smaller than the prior year's loss of ₹56.91 crore, remains substantial. In Q4 FY24, the net loss was ₹1.04 crore.

The dramatic revenue growth is linked to project execution in its core market. According to flashfinance.news, 100% of the company's revenue is derived from the Mumbai Metropolitan Region (MMR), with key projects in Kalyan, Badlapur, and Chembur. The relaunch of the 'Poddar Wondercity' project in Badlapur and the launch of 'Poddar Samruddhi Complex' in Bhivpuri during 2024, as noted on the company's website, likely contributed to this sales momentum.

Despite the top-line recovery, profitability was weighed down by financial stress. Reports from flashfinance.news and MarketsMojo highlight the company's high debt levels and a debt-to-equity ratio of 4.36. This heavy leverage leads to substantial interest costs, which is reflected in a critically low interest coverage ratio of 0.24, as shown in SimplyWall.st analysis. This means the company's earnings are insufficient to cover its interest obligations, a primary reason profits remain negative even as revenue climbs.

The broader market context presents both opportunity and challenge. While demand for affordable homes in the MMR's peripheral areas saw a 41% growth in early 2024, according to The Realty Today, industry reports point to a structural squeeze. India Today notes that the supply of affordable homes in Mumbai has dropped by 60% since 2022, as rising land and construction costs make such projects less viable for developers. Furthermore, regulatory hurdles, such as a Supreme Court freeze on environmental clearances in Maharashtra that lasted into late 2025, have added uncertainty and extended project timelines for the sector.

Key Points

  • Poddar Housing's annual revenue for FY24 surged 111% to ₹58.16 crore, with Q4 revenue up 411% year-on-year.
  • The company continued to report losses, with an annual net loss of ₹44.55 crore and a Q4 loss of ₹1.04 crore.
  • High financial leverage, with a debt-to-equity ratio of 4.36 and a low interest coverage ratio of 0.24, continues to pressure profitability.
  • Revenue growth is driven by project execution in the Mumbai Metropolitan Region, including recently relaunched and launched affordable housing complexes.
  • The affordable housing segment faces industry-wide headwinds, including rising costs, regulatory delays, and a shrinking supply of viable projects.

The path to sustainable earnings now depends on Poddar Housing's ability to translate its project sales into meaningful debt reduction and improved interest coverage.
